After nearly five decades in Villa Park, Bank of America has closed its longtime branch at 17863 Santiago Boulevard in the Villa Park Town Center.
The Villa Park branch was officially closed on August 14, 2026 leaving Bank of America without a branch in the city. The closure had been planned long before, with the 6,460-square-foot former bank building added to the commercial leasing market on April 27, 2026, nearly four months before the branch shuttered.

Former Bank of America Building Available for Lease
Asset Property Management currently has the free standing building listed for lease. The commercial listing shows the whole 6,460-square-foot building is available now.
On a lease basis, the rent is $41 a square foot a year, or about $22,072 a month. The property is available by way of a lease of circa five to 10 years.
The former bank sits on roughly 0.82 acres with about 60 surface parking spaces. The property was built in the year 1977. Commercial listings note its Santiago Boulevard frontage, visibility, open floor plan, parking and existing bank build-out.
Could a Drive-Thru Restaurant Replace Bank of America?
One particularly interesting feature of the property is its existing drive-thru.
The commercial listing identifies “Drive Thru” among the property’s amenities, and LoopNet is also marketing 17863 Santiago Boulevard within its Orange County drive-through restaurant properties for lease listings. In that listing, the former Bank of America building is presented as 6,460 square feet of available retail space.
That does not mean a drive-thru restaurant has been approved or that one is definitely coming to Villa Park. No replacement tenant or redevelopment proposal has been publicly identified in the listings we reviewed.
Instead, the marketing appears to be highlighting the property’s existing drive-thru configuration as an asset that could make the building attractive to a wider range of prospective tenants, potentially including restaurant operators.
Any conversion from a bank to another use would still need to comply with Villa Park’s zoning, development and permitting requirements applicable to the proposed use.
What Is Planned for the Property?
For now, it appears the plan is to lease the existing building to a new tenant rather than immediately tearing down or redeveloping the property.
The listing describes the space as retail, fully built out and available now. It supports the current configuration of the building with dedicated parking and access along Santiago Boulevard and street frontage. A replacement tenant has not been signed, the listing doesn’t say.
Some of the marketing materials still contain some old language. The Villa Park branch is closed, but portions of the listing still refer to Bank of America as the property’s tenant and tout the property as generating income from a national credit tenant.
That means some of the listing was written before Bank of America left and hasn’t been thoroughly revised.

Why Did Bank of America Leave Villa Park?
Bank of America offered no public explanation for the closing of the Villa Park-specific branch.
But the closing of Villa Park was part of a consolidation of other nearby locations by Bank of America. Reporting on the closure also found a new Lincoln-Tustin Financial Center as a replacement facility to serve customers from the Villa Park and nearby North Tustin-area locations.
The timing also suggests Bank of America was not making an unexpected exit. The Villa Park property had been up for lease months earlier, in April, long before the August closure.
A Longtime Villa Park Town Center Business
The bank is one of the longtime fixtures of the Villa Park Town Center. The Bank of America building was constructed in 1977.
The departure of Bank of America also leaves an unusually large stand-alone commercial space up for grabs in the center. The property is 6,460 square feet with 60 parking spaces and an existing drive-thru, offering much more space and flexibility than many of the smaller storefronts located elsewhere in the Town Center.
So recent was the closure that as of September 2026, the city’s online Town Center business directory and the VillaPark.co business directory still had Bank of America at 17863 Santiago Boulevard.
What’s Next for the Former Bank of America?
The old Bank of America building has not had a new tenant announced publicly as of September 2026.
The property’s drive-thru, large parking area, prominent Santiago Boulevard location and existing retail space could lend itself to several possible uses. But any specific prediction on what will replace Bank of America would be a guess until a lease, permit application or other proposal is filed or announced.
